With the promise of a much brighter future for the tourism industry ahead, thanks to the rollout of the vaccines, London鈥檚 premium hotel market is exhibiting a much welcome optimism with a growing number of luxury hotel construction projects scheduled to start on-site this year.

Here we look at five of the top premium London hotel construction projects due to start in 2021 to identify the cream of the crop.

拢500 million, Admiralty Arch Waldorf Astoria

The 拢500 million Admiralty Arch project (Project ID: 12345479) will transform Admiralty Arch into a prestigious development including a 100-room hotel, serviced residences and a private members鈥 club.

The design has been carefully formulated to complement the iconic Grade I Listed building and restore many of architect Sir Aston Webb鈥檚 original features which have been removed and degraded over the past 100 years.

Work includes internal and external alterations including creation of two new basement levels for ancillary hotel facilities and plant outside of the footprint of the building located within the under pavement vaults, accessed via subterranean links underneath the building.

Work is due to start in October and will take 18 months to complete.

New London hotel construction for Admiralty Arch Waldorf Astoria

拢500 million, Cheval Blanc Hotel, Mayfair

Louis Vuitton Mo毛t Hennessy is bringing its exclusive Cheval Blanc hotel chain to Mayfair with a new 83-room luxury hotel (Project ID: 10112882).

The 拢500 million hotel will see the existing office buildings in Grafton Street and Bruton Lane demolished to make way for two linked, seven and eleven storey buildings, that will house its luxury facilities.

The scheme includes an underground spa with 25-metre pool, two restaurants, a bar and six private apartments, as well as a roof terrace.

The project has a guideline start date of September this year, and is due for completion late November 2023.

Cheval Blanc Hotel London


拢400 million, Rosewood Hotel, Grosvenor Square

The 拢400 million, Rosewood Hotel redevelopment (Project ID: 16118198), housed in the former U.S. Embassy in Grosvenor Square, will see the grade II-listed building converted into a 137-room luxury hotel with five restaurants, six retail units, a spa, and a 1,000-person ballroom.

Multiplex won a closely fought race with Balfour Beatty to be named main contractor on the project in mid-December last year, and will start work on the project in April.

Almost all of the existing building has been demolished in preparation for the start date, with only the unique external fa莽ade remaining.

Rosewood Hotel London


拢300 million, Highgate Shoreditch Hotel

The 拢300 million Highgate Shoreditch Hotel project (Project ID: 15215532) on Shoreditch High Street will deliver a 105m-high tower of stacked volumes which will house a 200-room hotel, retail, events space and offices, some aimed at the tech startup sector for which the area has recently become famed.

Highgate Holdings said the Gensler-designed scheme will be in keeping with the 鈥渞aw factory-style of the former industrial Shoreditch鈥 with an exposed concrete structure and glass fa莽ades framed in black steel.

Soft strip, demolition, enabling works and site investigations have commenced on-site ahead of the construction phase which starts at the beginning of April.

The development has been designed to achieve a BREEAM Excellent rating.

Highgate Shoreditch Hotel London

拢230 million, The Marylebone Lane Hotel, Westminster

The 拢230 million Marylebone Lane Hotel project (Project ID: 17193212) will deliver a new 199-bedroom luxury lifestyle hotel on the site of the former brutalist-style 1970鈥檚 NCP car park on Welbeck Street.

The hotel, which has been designed to achieve a BREEAM Excellent rating, will also feature multiple restaurants, a rooftop swimming pool and a 鈥榮ubterranean鈥 event space.

Work is expected to start in March with a completion date towards the end of 2023.
